When homes fail to sell, it's usually for the same reasons. Whether it’s poor communication or choosing the wrong agent, these four ways can ruin your home’s sale before it even gets put on the market.

1.  Poor Communication.

Most agents are a one band show. They simply don’t have time to do all the things they need to do in order to ensure a successful transaction. There are over 150 steps to a successful transaction. A one-person operation simply doesn’t have the time to communicate with all the people involved in a transaction. Ultimately, it results in poor communication between agent and seller and this is 95% why sellers fire their agent. Poor communication.

2. Pricing Your Home Inaccurately.

Overpricing your home will net you 5-10% less than if you priced at the right point from the beginning. Pricing your home is 2nd to hire the right agent.

3. Choosing the Wrong Agent.

Most people choose someone who is a friend or family member to sell their home because they feel obligated. You must treat selling your home as serious business and I always suggest interviewing at least top producers. Selling your home is a process, not an event. Hiring an agent who knows the market, who is selling more than 40 homes per year, and has the marketing budget to make sure your home gets the maximum exposure is paramount.

4. Inaccurately Position Your Home.

Most agents will simply use an old version of a CMA, also know as the Comparative Market Analysis to price your home. If that’s the only method your agent is using, it’s not valuable at all. You must factor in your competition, price per square foot, your condition, and your location. There are mathematical equations that should be used to determine where to position your home to make sure you sell faster and for top dollar.

Selling your home is one of he most important financial decisions you can make. Interview. Treat this as a process, not an event. Don’t be a seller that chooses an agent you will regret after 30 days later. It will cost you money and just as important valuable time lost on the market.
