Q: What Should I Do for Fall Home Maintenance?

Here’s a quick five-step guide to prepare your home for autumn.

Now that it’s summer, you can start thinking about how to prep your home for the next season. Here’s a five-step fall maintenance checklist for your home:

1. Call a qualified HVAC contractor to service your unit. Make sure they inspect it so that when you turn the heat on, everything is operational and efficient. 

2. Turn off outside hose bibs. Any outside hose bibs left on will be the first things to burst when the temperature drops below freezing. Even if you have frost-free hose bibs, I still recommend turning the water off from the inside first, opening the hose bibs on the outside, and making sure all of the water is drained from the connecting pipes. A burst pipe will cost you thousands of dollars to repair. Also, disconnect the hoses from the hose bibs, drain the water from them, and store them away properly.

3. Get your fireplace inspected. You don’t want creosote building up in your fireplace and causing a fire you didn’t start. Over 23,000 chimney fires happen annually because homeowners don’t have their fireplaces cleaned and inspected.

4. Clean the gutters and check the roof. Make sure your gutters aren’t jam-packed with leaves or other debris because when it rains or snows, that will add extra weight on top of them. If they pull away from the soffit or fascia board of the house, that’s another repair that could potentially cost you thousands. Your roof shouldn’t have any loose or crooked shingles or shingles with nails popping out of them. 

I always recommend hiring a qualified roofing contractor to handle this job, as I do. You never want to get on top of your roof if you’re inexperienced. My roofing contractor always checks the boots around the vent pipes, and I advise that you make sure yours does this as well. These can crack and deteriorate over time, which will allow water to leak into the home. 

5. Make sure the grade is feathering away from your foundation. You don’t want any dips, crevasses, or holes because rain and snow will accumulate in these areas and seep into the ground against the foundation. Water problems in your foundation are something you definitely don’t want.
