In our current, red-hot market, many buyers are waiving their home inspections when they write offers on homes. Is that a good idea?

Back in December, I purchased a building as is, so I didn’t have a home inspection done. However, I did walk through the property numerous times before I decided to write an offer. Keep in mind that I have a trained eye for doing this over the last 15 years, so I was confident in buying this property as is.

If you’re looking for properties and feel you need to waive inspections, ask yourself if you’ve trained enough to walk through a property and spot the major details. This way, you can feel confident that everything will be okay if you write an offer.

That said, we recommend you hire a professional home inspector that is ASHI certified, which is the highest level of training an inspector can attain. However, your chances of losing out on the deal may be high, so if you do waive the inspections and find something about the home that you don’t like, remember that you signaled that you were willing to assume all risk.
