Why You Shouldn’t Visit New Construction Sites Alone


Here’s why you should never go alone to a new home construction site.

You should never visit a new construction site without an agent present, and today I’m going to explain why. The reason I’m sending this message now is because we’ve had a few clients visit new construction sites without us, and now they’re having some issues.

 

The builder of a new construction home represents themselves. The agent at their sales office is representing them as well and looking out for their best interests. Who’s protecting yours? Nobody is if you go to the site alone.

 

You may have heard that you’ll get extra discounts and savings by going alone, but that’s just not true. You have to keep in mind that everything is put into the sale price of these homes. If you're looking at a $500,000 new home build, you have to keep in mind that the extras, upgrades, etc. are already included in the sale price. Thinking that you'll get a better deal or more upgrades is just not accurate. 


"With a professional on your side, you have a much stronger position."



If you were being sued in a court of law, would you hire an attorney or represent yourself? If you needed surgery, would you operate on yourself? Of course you wouldn’t. You would go to a professional who knows what they’re doing. The same principle applies to home buying. The attorney who drafted up the agreement of sale wrote it to protect the builder, not the consumer. If you have a professional on your side who has worked with new construction clients, you’ll be in a much better position to negotiate and get a favorable deal.
