Many buyers and sellers alike have been asking me the same question lately: “What if the appraisal doesn’t match my contract price?” This is an appropriate concern because the offers we’re receiving on our listings and submitting for our buyers are for $10,000, $20,000, and even $30,000 above asking price. Price escalation has become the reality of this current market, and as a consequence, we’re seeing more appraisal issues.

If you’re looking to sell your home and buy a new one, in which order should you do it? My advice: Sell before you buy.

One key reason I say that is that we’re in a competitive market. Listing inventory is way down and buyer demand is sky-high, meaning sellers usually see multiple offers on their homes. Put yourself in the seller’s shoes: When a seller is presented with multiple options, they’ll likely accept the offer with the fewest contingencies to reduce the risk of their sale falling through due to extraneous factors.

If you have a home to sell, selling it in as-is condition can actually benefit you. 

The biggest pro to selling as is: Your transaction will involve less stress, less hassle, and no repairs. When one of my clients sells a home as is, I always make sure that the “as is” verbiage is mentioned in the agreement of sale document. I want buyers in this situation to know that they’re buying as is—meaning you won’t repair anything or offer any concessions. The buyer can still schedule home inspections, but those inspections will be for informational purposes only. They can’t ask for any repairs or concessions based on them.

Q: What 5 Factors Determine My List Price?

There are five factors we look at when determining where to list a home for sale:

1. Condition. How does your home rate compare to other homes in the neighborhood? Is it outdated? Does it need major renovations? When were the windows, sidings, roof, and flooring last replaced?

2. How your home compares to others in the neighborhood. Do you have the same amount of bedrooms and bathrooms? What about the square footage?

3. Taxable assessment. Where does your property’s assessed value compare to others that have sold recently in the neighborhood? This figure is based on bedroom, bathroom, and square footage numbers.
